Rent increase according to inflation?
Hi, I have asked my tenant for a rent increase from £800 to £1100. But she is blaming now that there is a clause in the tenancy agreement which says that the rent will be reviewed annually and be increased according to inflation.

Rayner’s no-nonsense warning to landlords using Section 21
Angela Rayner has accused landlords of using Section 21 “as an easy get-out to turf people out of their home.”

Did I issue an invalid s21 notice?
I lived in my property for a number of years before deciding to rent it out. I had my friend who was previously a registered gas engineer fit in my new boiler and service it for me (while I was still living there)
Just before my tenant moved in 2018 I got him to do another check so my tenant could move in ( he was no longer gas safe registered on these 2 occasions).

Liberal Democrats demand tax perks for EPC upgrades
Liberal Democrats are pushing the government for more EPC reforms in the PRS.
The party proposes that all landlords should be allowed to offset their spending on insulation and energy-saving improvements against their income tax.
The party has previously criticised the government for scrapping EPC C targets by 2025 calling it “unforgivable”.

Section 21 evictions reach record breaking high
Section 21 court proceedings have reached a record record-breaking seven-year high, according to new research.
In figures released by the Ministry of Justice, between July and September this year, 8,399 landlords in England started Section 21 no-fault eviction court proceedings against their tenants – the highest number for seven years.
